Land and build

Our Development team is committed to delivering new Stonewater homes across a range of tenures to meet the challenges of the housing crisis in England, including rural housing.

Working closely with various external partners (i.e. Homes England, Local Authorities, developers and construction partners), Stonewater is able to offer a lifeline to many local people across our country’s market towns and villages.

By building and designing homes that are affordable to own, rent and maintain, Stonewater supports local people by enabling them to stay living in the area where they grew up, work or have support networks.

Our mission is to give everyone the opportunity to have a place that they can call home and that requires careful consideration for the individuals that our development intends to serve.

A home should never just be about the bricks and mortar, but this is especially true when developing new homes in rural areas.

We invest the time on our design and build rural schemes, early on, to work directly with local people to create the right development for that community, alongside our partners. This means taking the time to consult and explain the intention of the scheme, who the homes will benefit and allay any initial fears.

We are continually seeking new land or development opportunities; if you have one you'd like to speak to us about please email land@stonewater.org.

“For us, the purpose of rural housing outweighs any of the challenges that may crop up to develop this type of scheme.”

In 2019, Stonewater was shortlisted for Best Partnership in the prestigious Inside Housing Development Awards, for it's rural housing development Sam's Acre, South Petherton.

Stonewater teamed up with South Petherton Community Land Trust – set up by residents to tackle the town’s affordable housing shortage – to build Sam’s Acre, with support from Wessex Community Land Trust Project.

The scheme, comprising 22 homes for affordable rent, five for shared ownership and seven for Rent to Buy – was also the first in the country to win funding from Homes England’s Community Housing Fund.
